159 Hereford Street, Christchurch – Case Study

A transformative project is currently underway with the NZR Co. Building at 159 Hereford Street in the heart of Christchurch, to revitalize this location into a modern and cost-effective office space.

The project team is interested to explore how they can take a leadership role in addressing climate change through the adaptive reuse of their asset. The Footprint Company’s approach to keep carbon simple and minimise costs associated with low carbon design appealed to the team and they commissioned a whole life embodied carbon report.

Carbon reduction statistics

The Footprint Company's Role:

  • Measure and benchmark the embodied carbon footprint based on the concept plan.
  • Profile embodied carbon by element and quantify the benefit of the retained items.
  • Provide detailed low carbon design advice with actionable recommendations.

Outcomes:

  • A refence case of a typical “knock down / rebuild” scenario was modelled with an embodied carbon impact of ~ 7,400t CO2-e.
  • By working closely with the project and design teams, The Footprint Company helped identify a range of low carbon design solutions that included retaining the existing structure. This low carbon design resulted in a total embodied carbon footprint of 2,609t CO2-e, or 860kg CO2-e / sqm NFA (Net Floor Area). Note this retains the seismic engineering requirements, reinforcing the carbon benefit of an adaptive reuse strategy.
  • This resulted in a total carbon saving of 4,800t CO2-e , which is like taking ~2,200 cars off NZ roads for 1 year.

Their early advice identified ~4,800t of carbon mitigation through adaptive reuse and other capital investment considerations, which allowed us to reduce our overall carbon footprint of this new office development”.
